Research Proposes 'Vertical Phasing' as CREM Strategy

This is horizontal phasing. But research conducted by representatives of the U.S. Green Building Council, Sony Corp. and the Massachusetts Institute of Technology indicates that designing and constructing buildings to accommodate future vertical expansions (vertical phasing) could be good for companies. In "Vertical Phasing as a Corporate Real Estate Strategy and Development Option," the researchers write, "Vertical expansion appears to have significant organizational and logistical advantages for corporate developers, such as the ability to keep staff in one building, and the elimination of the need to relocate with its resulting inconvenience and potential to lose employees. Further, the financial analysis indicates that the option to expand vertically is a reasonable way for corporate developers to access convenient expansion space, while limiting their downside risk. Commercial developers on the other hand may find that the ability to scale back designs in the case of market downturns is particularly valuable. The case studies also confirm by example that the vertical expansion of buildings is technically possible. Although the process of erecting a major new building on top of a fully occupied building is clearly complex, it is not extraordinary difficult so long as the possibility of vertical expansion is built into the original design."

Site Selection Publishes 2009 Business Climate Rankings

- As the economy drifts from recession to recovery, some states will enjoy advantages for attracting new companies and jobs. Site Selection magazine's annual state business climate ranking for 2009 finds that North Carolina has the most going for it with respect to business attraction. The publication's story about its 2009 rankings asks, "How has North Carolina managed to rank No. 1 in Site Selection's annual business climate rankings eight times in the past nine years? It may have something to do with its infrastructure of higher learning. 'When I worked for the state department of commerce in the late nineties, I could count on one hand the number of projects in a five-year period that had serious conversations with our university system,' says Leslie Boney, now associate vice president for economic development research, policy and planning for the University of North Carolina's 16-campus system. 'Now it's hard to find a project that does not involve a conversation with our university system.'"
Shuttered Colorado Springs Intel Plant Set for Redevelopment
- As companies adjusted operations down to match demand during the recession, they vacated millions of square feet of manufacturing, warehouse and office space. But now there are small indications local economies may begin to absorb and put this space back to work. For example, the Denver Post reports,"A Los Angeles company that specializes in redeveloping corporate real estate has bought Intel Corp.'s now-closed Colorado Springs computer-chip manufacturing plant and put it on the market for sale or lease, a broker who is marketing the property said Friday. Industrial Realty Group, which buys distressed corporate real estate and converts the properties for lease to multiple tenants, bought the 1.4-million-square-foot plant at 1575 Garden of the Gods Road for an undisclosed price, said Michael Palmer of Grubb & Ellis/Quantum Commercial Group in the Springs." "... Industrial Realty Group is in preliminary lease negotiations with two potential tenants."
