Cargill, CHS Push JV Into Houston

SUPPLY CHAIN DIVE—Temco, the export joint venture between Cargill and agribusiness cooperative CHS, has planted a fourth flag, this one in Houston. The JV has added a port terminal there with a 6-million-bushel storage capacity to help “US farmers meet the growing demand for grain across the globe,” Temco spokespeople told Supply Chain Dive. The JV already operates three other terminals, all in Oregon and Washington State.

Prologis Plans Major Logistics Site in Austin

COMMERCIAL PROPERTY EXECUTIVE—In other Texas news, a 629,000-square-foot logistics center will be coming out of the ground some 20 miles south of Austin, in a plan being mounted by Prologis. The developer bought the land from National Instruments Corp. Construction of the five-building facility, set on 75 acres, is expected to begin by midyear, with delivery anticipated for 2024.

Construction Cost Increases Expected to Moderate

CUSHMAN & WAKEFIELD—Can economic concern be a good thing? It can if it cools the ever-escalating price of construction goods. Cushman & Wakefield has unveiled is 2023 Industrial Construction Cost Guide, which points to an easing of cost hikes this year and then a “leveling out in the longer term.” The firm bases its prediction on Engineering News-Record data indicating a Q3 2022 slowdown in price increases. ENR stated that, though still elevated, the building cost index hit 11.4% in Q3, a slip from the previous quarter’s 15.4%. But don’t expect a return to pre-pandemic levels quite yet. “An influx of capital from the federal Infrastructure Investment and Jobs Act, the CHIPS Act and the Inflation Reduction Act will fuel” near-term construction, potentially halting the downward march of pricing, says the Guide. (For the record, CHIPS is the Creating Helpful Incentives to Produce Semiconductors and Science Act of 2022.)

Urban District 10 to Bring 5 Logistics Assets to Phoenix

COMMERCIAL PROPERTY EXECUTIVE—Urban Logistics Realty has plans for a five-building complex, dubbed Urban District 10, in the Goodyear Airport region of Phoenix. IAMC member Kimley-Horn is the District 10 engineer, with Deutsch Architecture Group providing the design function and Tiffany & Bosco serving as legal counsel. Situated in close proximity to the Union Pacific rail line and the planned Arizona State Route One, the 680,000-square-foot project takes what is reportedly one of the last remaining parcels available close to I-10.

NATIONAL ASSOCIATION OF MANUFACTURERS—New technologies head the list of trends impacting product producers, says NAM. Artificial intelligence (AI), virtual reality and machine learning are all predicted to rise in manufacturers’ list of must-haves. Not only will such tech applications boost efficiency and productivity, but they will also demand more highly skilled workers, hopefully easing labor shortages. A greater focus on cybersecurity, supply chain resilience and post-pandemic growth are other trends to watch for the year.
