The Georgia Ports and Their Impact on the State’s Industrial Real Estate Market
The Southeast is the fastest growing region in the nation, driving economic activity and the need for more goods to the state of Georgia, which leads to more import business to the Georgia Ports Authority. The GPA has seen record volumes of total TEUs handled over the past ten years, which has understandably had a tremendous impact on the industrial markets in not only Savannah, but also neighboring Atlanta. Vacancy rates in both markets have trended downwards during the past decade of GPA’s increased activity, which has led to a significant increase in total inventory in both markets as well. Because of all these factors and GPA’s continued reinvestment into further improvements and expansion, the industrial markets in Georgia have been better insulated than the rest of the nation during this recent slowdown.
