From Handover to Handback: Rethinking the Lifecycle of Corporate Real Estate Assets
As stewards of the corporate real estate portfolio, many of us face the challenge of how assets are transitioned between real estate and business teams—especially at the end of a lease or asset life. This session will explore PepsiCo’s efforts to standardize the asset handback process, particularly when dealing with distressed or devalued sites. We invite peers to share their own models, lessons learned, and strategies for improving this critical but often overlooked phase of the asset lifecycle.

NOTES: Asset handover

  • One area of opportunity for us is all about how real estate passes over a site to the business, the business teams run it for the lifetime of the asset/lease, and then give it back to real estate to sell or return to the landlord.
  • As the steward of PepsiCo’s physical asset portfolio (and part of HR organization that looks at employee experience), we want to standardize the model in which this handover happens, particularly the final stage in which we receive the asset from business teams and then need to a) sell at discount or b) deal with distressed asset/surrender fee issues due to the treatment of the asset over the least lifetime
  • As such, the conversation would focus on:
    - What is happening and why we need to act - Nature of the work stream and what we plan to do - Request to audience: Who else has done this, what learnings exist, what can folks share given likelihood that most real estate teams face this challenge
